1. Acceptance of Terms

By accessing or using ektima.com (the "Platform"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform. These terms constitute a legally binding agreement between you and Ektima, operated by Dimitris Konstantinou, Killinis 18, 1st Floor, Mesa Geitonia, Limassol 4007, Cyprus.

2. Description of Service

Ektima is an online platform that enables property owners, real estate agents, and developers to list properties for sale or rent in Cyprus, and enables buyers and tenants to search and inquire about those properties. Ektima also provides property valuation tools, rental contract management, and agent directory services.

Ektima is a marketplace platform. We do not act as a real estate agent, broker, or party to any property transaction. All transactions are conducted directly between the parties involved.

3. User Accounts

• You must provide accurate and complete information when creating an account.
• You are responsible for maintaining the security of your account credentials.
• You must verify your email address before accessing platform features.
• You may not create accounts for the purpose of spamming, scraping, or any automated use of the platform.
• We reserve the right to suspend or terminate accounts that violate these terms.

4. Listing Rules

Users who submit property listings agree to the following:

• All listing information must be accurate, current, and not misleading.
• You must have the legal right to list the property — either as the owner or as an authorised agent.
• Duplicate listings of the same property are prohibited. Ektima uses automated duplicate detection and may deactivate listings found to be duplicates.
• Listings must not contain offensive, discriminatory, or illegal content.
• Ektima reserves the right to reject, edit, or remove any listing at its discretion.
• All listings are subject to review and approval before going live.

5. Valuations

The automated valuation model (AVM) provided by Ektima is an estimate based on available market data and statistical models. It is provided for informational purposes only and does not constitute a professional property valuation, a RICS valuation, or financial advice. Ektima accepts no liability for decisions made based on AVM estimates. For a certified valuation, users should consult a registered RICS valuer or a Department of Lands and Surveys-approved professional.

6. Intellectual Property

All content on the Platform — including the design, code, branding, and editorial content — is owned by Ektima and protected by copyright. You may not reproduce, distribute, or create derivative works without written permission.

By submitting photos or content to the Platform, you grant Ektima a non-exclusive, royalty-free licence to display and use that content in connection with your listing. You retain ownership of your content.

7. Limitation of Liability

Ektima provides the Platform on an "as is" basis. We do not guarantee the accuracy of listing information, agent credentials, or valuation estimates. To the fullest extent permitted by Cyprus law, Ektima shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of the Platform or any property transaction facilitated through it.

8. Governing Law

These Terms are governed by the laws of the Republic of Cyprus. Any disputes arising from these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the courts of Limassol, Cyprus.

9. Changes to Terms

We may update these Terms from time to time. We will notify registered users by email when material changes are made. Continued use of the Platform after notification constitutes acceptance of the updated Terms.
